Log Home Inspection $100 hr. 

Log homes may be site-built or pre-cut in a factory for delivery to the site. Log homes have special characteristics and should always be inspected before purchasing.


Commercial inspections  $0.10 SqFt

Whether you own, are about to lease, or, are purchasing a building, don't wait to find out what condition the building's systems & components are in. Property Condition Assessments, are performed in accordance with the NACHI Standards of Practice. PCAs are sometimes referred to as Property Condition Reports, Physical Needs Assessments, Physical Condition Assessments, or Physical Condition Surveys. A PCA is a visual and non-destructive assessment of the site and grounds, structural systems, the exterior surface including doors, windows, and signage, roofing systems, mechanical systems, electrical systems, and interior components, and pool/spa equipment where applicable.

Draw Inspection $50

This type of inspection is provided, as part of a construction loan, for banks and other financial institutions.

The draw inspector will assess the progress and take photos of various systems and components: footings, foundation, power hookups, landscaping, siding, roofing, trusses, floors, etc.


 

 

 

 

 

Pre-Listing Home Inspection $250

Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first.  Having an inspection performed ahead of time helps in many other ways:

  • It allows you to see your home through the eyes of a critical third-party.
  • It helps you to price your home realistically.
  • It permits you to make repairs ahead of time so that ...
  • Defects won't become negotiating stumbling blocks later.
  • There is no delay in obtaining the Use and Occupancy permit.
  • You have the time to get reasonably priced contractors or make the repairs yourself, if qualified.
  • It may encourage the buyer to waive the inspection contingency.
  • It may alert you of items of immediate personal concern, such as radon gas or active termite infestation.
  • It may relieve prospect's concerns and suspicions.
  • It reduces your liability by adding professional supporting documentation to your disclosure statement.
  • Alerting you to immediate safety issues before agents and visitors tour your home.

Copies of the inspection report along with receipts for any repairs should be made available to potential buyers.


 

 

 

 

New Construction Home Inspection $250

Do you think a new home doesn't have defects? Think again. Newly constructed homes haven't been test driven often have more problems than older homes. As part of a builder warranty, the buyer is responsible for inspecting.


 

 

 

 

Preventative Maintenance/Seasonal Inspection  Initial Inspection $250 / $150 Thereafter

The preventative maintenance/seasonal inspection is designed to give the home owner peace of mind that they are doing what is required to upkeep their home and to prevent larger problems in the future. It is designed so that a small problem is identified before they become a larger repair and expense.


 

 

 

 

 

Four Point Inspection $100

A Four-Point Insurance Inspection is typically performed for a homeowner when

requested by their insurance company to obtain a new insurance policy or renewing an

existing policy.

A Four-Point Insurance Inspection is far less in scope than a standard home inspection.

This Four– Point Insurance Inspection is a limited, visual survey of the heating/air

conditioning, roof, electrical and plumbing systems.

Pools and Spas Inspection $100

If your home has a pool, spa, or hot tub, you should have it checked to insure there are no leaks or other safety hazards. Knowledge of your pool will help you know how to keep it in good repair.


 

Radon Gas Inspection $100 

Radon is the leading cause of lung cancer for non-smokers. You cannot see, smell, or taste radon. But it still may be a problem in your home. Testing is the only way to find out your home's radon levels. If you find that you have high radon levels, there are ways to fix a radon problem


 

 VA FHA HUD Termite Inspection $100

Wood destroying insects and other organisms can cause serious problems in the wood structural components of a house and may go undetected for a long period of time. Subterranean termites are the most damaging insects of wood.
